Annual Checkup Program

What Happens During an Inspection

Exterior Walk-Through

We walk every slope of the roof, checking shingles, flashing, vents, valleys, and gutters. We document everything with photos as we go.

Interior Check

We inspect the attic for signs of leaks, inadequate ventilation, mold, and structural issues — often catching problems before they show on the roof surface.

Drone / Infrared (if requested)

For detailed or hard-to-reach roofs, we launch drone or run infrared scan to capture the full picture — including everything ground inspection can't see.

Written Report

Within 24 hours, you receive a complete written report: condition grade, photos of all issues, recommended repairs with priority level, and a cost estimate for each item.

A standard inspection takes 30–60 minutes depending on roof size and complexity. Drone or infrared inspections add 20–30 minutes. You don't need to be home — but we recommend it to walk you through our findings in person.

Yes. Our initial inspection is free with no obligation to repair. If you choose to have us do the work, our quote includes the inspection findings. We never charge for the inspection itself.

Both. A pre-storm-season inspection (spring) catches winter damage before the next round of storms. A post-storm inspection documents new damage for insurance claims. We recommend at least one per year — ideally spring.

Photos of every issue, overall condition grade (A–F), age estimate based on shingle wear, vent and ventilation assessment, recommended repairs prioritized by urgency, and a cost estimate for each repair item. Reports are typically delivered within 24 hours.
