Every Inspection Tool You Need — and One You'd Want

Full Roof Inspection
Complete manual inspection — deck surface, shingles, flashing, vents, gutters, and fascia. We photograph every issue and deliver a written condition report with photos within 24 hours.
Drone Inspection
For steep or multi-story roofs, we deploy a drone with 4K camera to capture every square foot — including overhangs, dormers, and rear slopes you can't see from the ground.
Infrared Scan
Detects moisture trapped beneath roof surfaces — invisible to the naked eye. Infrared reveals wet insulation, deck rot, and hidden leaks before they show up as ceiling stains.
Annual Checkup Program
Enroll in our annual maintenance program — two inspections per year (spring and fall), written reports, priority service, and a running history of your roof's condition over time.
Pre-Sale Inspection
Selling your home? A roof inspection report reassures buyers and prevents last-minute renegotiations. Includes condition grade, estimated remaining life, and recommended repairs.
Insurance Claim Inspection
Used after storm events to document and quantify damage. Our inspection report uses Xactimate pricing and codes — ready to submit directly to your insurer.

Inspection Isn't Optional — It's Your Best Investment

Catch Problems Before They Cost $10,000+
A $300 repair caught in January is better than a $10,000 replacement discovered in April after a wet spring. Inspections pay for themselves in prevented damage.
Know Before You Buy
Buying a home? An inspection before closing identifies issues the seller's disclosure didn't mention — and gives you leverage to negotiate repairs or price adjustments.
Protect Your Insurance Claim
After a major storm, a professional inspection with documentation is your first line of defense in a claim dispute. Without it, you're relying on the adjuster's opinion alone.
Track Roof Health Over Time
Annual inspections create a documented history of your roof's condition — which supports future insurance claims, warranty claims, and resale negotiations.

What Happens During an Inspection

1
Exterior Walk-Through
We walk every slope of the roof, checking shingles, flashing, vents, valleys, and gutters. We document everything with photos as we go.
2
Interior Check
We inspect the attic for signs of leaks, inadequate ventilation, mold, and structural issues — often catching problems before they show on the roof surface.
3
Drone / Infrared (if requested)
For detailed or hard-to-reach roofs, we launch drone or run infrared scan to capture the full picture — including everything ground inspection can't see.
4
Written Report
Within 24 hours, you receive a complete written report: condition grade, photos of all issues, recommended repairs with priority level, and a cost estimate for each item.

Roof Inspection FAQ

A standard inspection takes 30–60 minutes depending on roof size and complexity. Drone or infrared inspections add 20–30 minutes. You don't need to be home — but we recommend it to walk you through our findings in person.
Yes. Our initial inspection is free with no obligation to repair. If you choose to have us do the work, our quote includes the inspection findings. We never charge for the inspection itself.
Both. A pre-storm-season inspection (spring) catches winter damage before the next round of storms. A post-storm inspection documents new damage for insurance claims. We recommend at least one per year — ideally spring.
Photos of every issue, overall condition grade (A–F), age estimate based on shingle wear, vent and ventilation assessment, recommended repairs prioritized by urgency, and a cost estimate for each repair item. Reports are typically delivered within 24 hours.
